  • This project will have solar array on the roof
  • Optimize building envelope using PHPP (Passive House Planning Package) energy model simulation software taking into consideration special requirements for a retrofit
  • Minimize thermal bridging by using THERM (two-dimensional building heat transfer modeling software) analysis in the context of a retrofit where 100% elimination of thermal bridging is not possible
  • Prevent moisture accumulation and therefore mold, perform building assemblies simulations WUFI (moisture transfer analysis)

  • To provide superior indoor air quality, each apartment with will include Energy Recovery Ventilator (ERV) by Zehnder and  Mitsubishi mini-splits (supports zone based heating/ cooling)
  • As part of water conservation efforts, the design includes: 
    • low flow fixtures
    • dual flush toilets
    • rain water collection cistern for irrigation
    • All finishes to apply zero VOC paints and materials
